The Local Review Board of 17th August reviewed the application 250379/DPP for the subdivision of feu and erection of 2 semi-detached dwelling houses at 19 South Avenue. The LRB decided unanimously to refuse the application in line with the Case Officer's recommendations for reasons of overdevelopment and non compliance with Policies 14 of NPF4, Policies H1 and D1 of the Local Development Plan 2023 and the Aberdeen Planning Guidance 'The Subdivision and Redevelopment of Residential Curtilages'. A decision notice has been issued on 18th August.
The Local Review Board held on Monday 10th August reviewed the application 251386/DPP for the division of feu and erection of a dwelling house on land east of Birchwood, South Avenue, Cults, and decided to approve the application despite the recommendation to refuse made by the Case Officer.

We have been advised by ACC that a Pre-Determination Hearing for the Inchgarth Development will be held on Tuesday 30th June at the Town House. No decision will be made at the Hearing. A site visit will be made at 09:00hrs before the meeting. CBMCC, as someone who has made written submissions on the application, has been invited to present further comments if required. A decision will be made at a future PDMC Meeting.

251375/DPP: Relocation of condenser compound at Simeon House, Bieldside. The committee agreed to extend a proposed condition to carry out actual noise measurements once the ASHPs and acoustic barrier are installed to confirm they meet design expectations.
250754/MSC: Approval of matters in conditions for the development of Block G at Oldfold, Milltimber. The committee rejected our request to ensure public transport access to Block G, and also rejected our request to make the 2nd commercial unit of 360m2 available before 460 units are built.

The Case Officer has issued a letter to Cala Homes/Ryden providing "initial feedback" on the application 251313/DPP for the development of 103 dwellings and link road at Inchgarth. The latter is available for consultation on the Planning Application website.
Of particular interest is the statement that "a proposed residential development of this scale on this site would be a significant departure from the Development Plan due to the site’s green belt zoning and Pitfodels Conservation Area designation and, notwithstanding the information that may be provided in response to the feedback set out in this letter, the ‘in principle’ conflict with the Development Plan would remain."
Other concerns have been raised concerning Affordable Housing, Road design, Footways and crossings, Public Transport possibilities, Flooding and Drainage, the proximity of the Overhead power transmission lines, reported Biodiversity gains, Open space infrastructure, Green space removal, General Layout and other issues.
